Ionia County
Chimney Work Across Ionia County
Ionia County sits along the Grand River between Grand Rapids and Lansing, with Ionia as the county seat and Belding, Portland and Saranac as its other main communities. It is a mix of river-valley towns and surrounding farmland.
River-valley towns here have their older housing concentrated on the low ground near the water, which is both the oldest building stock in each community and the dampest ground it could be built on. That combination shows up in the chimneys.
River-Valley Damp in Ionia County Housing
Persistent ground moisture wicks up through a chimney’s footing and into the masonry above it, a process that works from the bottom of the stack rather than the top. The symptom is efflorescence and soft mortar at the base and in the basement, with the upper chimney looking fine.
Because most attention goes to the roofline, base-up moisture damage in valley housing tends to be found late. If the masonry where your chimney meets the basement or crawlspace is chalky or staining, that is worth a look regardless of how the top of the stack appears.
