Chimney Repair in Berrien County

Berrien County occupies Michigan’s southwest corner, with St. Joseph, Benton Harbor and Niles as its main population centres and a long Lake Michigan shoreline on its western edge. It contains some of the oldest housing stock in this part of the state – Niles in particular has substantial numbers of 19th-century homes still in use.

Nineteenth-century masonry chimneys were built for wood and coal. Where they are still serving a modern gas furnace, the flue is almost always too large for the appliance, and the resulting low flue-gas temperature causes condensation inside the stack rather than a clean draft up it.

Lake Michigan Exposure on the Berrien Shore

Property along the shoreline from New Buffalo up through St. Joseph takes the full force of weather coming off open water, including winter storms that drive rain and snow horizontally into the windward face of a chimney. Masonry on that face weathers visibly faster than the sheltered side of the same stack.

The practical consequence is that a chimney here can look sound from the street and be failing on the lake side. Any inspection worth paying for on shoreline property includes the exposed face specifically, not just a look from the ground.
